Air Movers & Drying Process

7/3/2023 (Permalink)

Air Mover used for drying wet materials Air mover to the rescue

“Structure and contents

When working within a residence, it is often the case that those who are performing the water damage restoration must work with and around the contents of the home. This includes, but is not limited to, furniture, electronics, books, and any other materials that may have been affected by the water damage. The moving around of the said contents is often referred to "contents manipulation." Water damage restoration firms often bill content manipulation on a per hour basis.

Contents may also require treatment due to the effects of water damage. This may include, but is not limited to, sterilization, sanitization, deodorization, drying, and storage of said contents. Other contents may simply be unsalvageable, or the cost of having them salvaged would exceed its current value.

Monitoring

After the water has been extracted and any non-salvageable materials have been removed, water damage professionals should place drying equipment according to industry guidelines for capacity in the affected areas. Industry standards state that drying vendors should return to the residence at regular time intervals, preferably every twenty-four hours, to monitor the equipment, temperature, humidity, and moisture content of the affected walls, contents, or other affected materials. Should one area be dry and another affected area still wet, the firm will relocate or remove equipment accordingly.

Completion

Once temperature, humidity, and moisture content are deemed acceptable according to industry standards, drying equipment is removed and the drying process is complete. There are defining criteria and methods to be used for assessing water damage and establishing restoration procedures, but because of the unique circumstances of every water damage restoration project, it is impractical to issue blanket rules that apply to every situation. In extenuating circumstances, deviation from standard practices is appropriate.

Step-by-step process

Though the water seepage will stop once the source of water has been identified and plugged, the problem does not end there. It is essential to determine the appropriate water extraction method, which may range from the use of a wet-dry vac unit to more heavy duty equipment like submersible pumps. Once this has been completed, the process of drying and dehumidification should start. Oftentimes, affected surfaces and areas look dry once the water has been extracted and removed, but there remains hidden water and moisture.  This would call for the use of drying and dehumidifying equipment. As such, carpets, walls, and flooring require removal, drying, cleaning, and disinfecting."

Damp crawl space

2/23/2023 (Permalink)

Fog gun pumping smoke into crawl space Fogging of the crawlspace

Crawl space moisture is common, so don't sweat it. Expect your crawl space to get wet during hot and humid summer months, when precipitation is high. Moisture will condense on the crawl space walls and other materials inside. Depending on how humid the air is, puddles may form. Condensation in crawl space is a sign that you have a moisture problem. In general, condensation forms when the relative humidity in your crawl space reaches 100%. In other words, this is the point when the air can't hold moisture any longer. While a crawl space moisture problem can be complicated, the solution is fairly simple - seal the crawl space to keep out moisture from the outside air and soil and install a dehumidifier to control the humidity level. Using a dehumidifier will pull the moisture out of your crawl space air before it enters the rest of your home. You can install a crawl space barrier to eliminate odors. This prevents ground moisture from evaporating into your crawl space, which reduces your risk of odors from moisture, mold, or pests.

Moisture in your crawl space can lead to the growth and proliferation of mold. A wet crawl space is ideal for mold growth because of the presence of moisture. There’s also a lot of organic matter like wood that mold can feed on.

You’d be wrong to think that mold is harmless and only an aesthetic flaw. That’s because molded releases airborne spores into the air that find their way into your home. These spores can lead to a variety of respiratory complications, including allergic reactions and asthma attacks.

Don't let this disaster happen to you. Give us a call!

Step to mitigate water damage We got you covered!

WATER!

Water damage is the most common - and costly - homeowner claim year round.

Below are some common causes to look out for:

Standing Water in outdoor hoses - Standing water can freeze in your hose and an ice block can can occur within the pipes and burst. Here in Albuquerque, be sure to disconnect all hoses in the fall to be prepared for winter time.

Know where your water main is! We also recommended to shut off your water main while out of town for a long period of time.

Check your appliances regularly for leaks - Especially paying close attention to washing machines, refrigerators, and hot water heaters. If leaks are found, fix the leaks as soon as possible.

Lastly, inspect your roof before monsoon season. Damage roof leads to leaks which can lead to devastating water damage inside your home but not only water damage, the leak can find its way to electrical outlets or cords causing a fire.

Stay proactive and prepared. Should you need us, we are here to help! 24 hours, 7 days a week!

Thank you Margaret

?????

My insurance company found this outstanding service. Rarely do you find qualified, efficient, knowledgeable and kind people who service their customers in a timely and expert manner. From the beginning with Brittany and Gabe who came in to evaluate and clean up after a major water leak under my kitchen floor was repaired, I was introduced to a most efficient team who not only did a fantastic job cleaning up the debris and temporarily sealing the open floor, but also kept in touch with my insurance adjuster to get the approvals that they needed to do the job. I then was serviced by Anthony (who oversaw, estimated and worked with my insurance company to have the work approved.) His estimate went to the insurance company within one week and they approved additional work and money toward the completion of the job. When Joseph and Demitrius came in to do the work, I was again dumbstruck by their kindness, eagerness to do a great job for me and completed the repair work within a short time frame. All of the employees of this firm work for the good of the customer and I was very impressed with the service and would never use anyone else in the future. All I can say is Thank you so much for helping me. I highly recommend this company.

Water Damage + Mold = Category Stages

Mold under a kitchen sink Mold Growth

Visible mold discovered under a kitchen sink at a water loss about a month ago. Exterior damage was discovered once cabinet was demoed. 2ft of drywall and all insulation needed to be discarded due to amount of soiled material.

When water damage it is not taken care of it lead to a bigger mess then you would ever expect.

We have 3 categories of loss that we determine for all water jobs.

Every water damage restoration project is different. The building (or structure) provides variables that may change with every project, such as the electrical system, type of building materials, or hazardous materials in the building. The water loss itself provides variables, such as the sanitation of the water, hazardous substances in the water, length of time the water has been in the structure, and presence of mold contamination. We take the time to identify and resolve safety hazards before proceeding with the project.

Category 1

-Extract Excess Water

-Protect Contents

-Provide Humidity Control

-Demo Materials (as needed)

-Deodorize

-Final Extraction

-Position Drying Equipment

Category 2 and 3

-Establish Engineering Controls

-Extract Water and Remove Bulk Material

-Provide Humidity Control

-Demo Unsalvageable Materials

-Clean and Decontaminate Salvageable Materials

-Dispose of Waste

-Decontaminate Equipment and Workers

-Remediation Verification

Water Heater Busted!

11/1/2021 (Permalink)

Leaking Water Heater on top of a wooden pedestal Busted Water Heater

A leaking water heater is left untreated, potential flooding damages can reach tens of thousands of dollars in personal property and structural damage.

What damage can a water heater leak cause? A water heater leaking can cause serious damage. The water could seep into the walls, floors, and sub-floor. Not to mention, the connecting walls and rooms could begin to become affected as well. It's easier to handle a small water heater leak. Anything that causes excess pressure on your water heating system, such as a poor anode rod, or a lot of sediment buildup, can all cause your water heater to explode. A gas leak can also cause your water heater to explode because it is a tremendous fire risk. Should this disaster happen to you, be sure to give us a call right away. Any time - Any Day!

Carpet Cleaning Methods

11/1/2021 (Permalink)

Water carpet with detached floor boards Carpet cleaning after water damage

SERVPRO has several cleaning methods to clean carpets.

Determining the proper cleaning method depends on the results of the pre testing and pre inspection process.

Topical treatments such as a soil retardant or deodorizer are normally applied after the carpet is cleaned.

Carpet cleaning methods in order of aggressiveness are the following:

1. Bonnet Cleaning

2. Hot Water Extraction

3. Deluxe Precondition and Rinse

4. Rotary Jet Extraction

5. Showcase

Here is a guideline for Carpet Cleaning to keep on your calendar. We are happy to pre-plan a pre-set for the months to come.

Office Building & Home - Every 6-12 Months

The main consideration is to clean carpets before they become totally saturated with soil.

If you wait until carpets look really dirty, the carpets can never really be restored to their former appearance.

If water damage occurs such as the photo attached - We will extract all water then set up air movers and dehumidifiers to dry out that area. We always recommend to do carpet cleanings when water damage occurs so we can get two jobs done at once.

Protect Your Pipes This Winter

11/16/2020 (Permalink)

Frozen Pipe

This year has taught us to be prepared for the unexpected, so let’s take steps now to protect our homes from busted pipes and all the headaches associated with a major water loss during, or even after the holidays.

Interesting fact, water pipes begin to freeze when the outside temperature is around 20 degrees and it stays like that for at least 6 hours. However, insulation in your home and around the pipers helps prevent them from freezing in most cases. So for the few others, where the pipes might be older, or if you are not sure just how good the insulation is around the pipes, here are a few tips to get you through the winter months.

  1. Keep water faucets running with a slow drip
  2. Leave the cabinet doors open near pipes
  3. Unhook the hose from outside the house
  4. Install heat tape
  5. Seal leaks to prevent cold air from entering your home
  6. Check the temperature in the house to ensure there is enough heat on those colder days

How Are Your Vacant Properties?

8/24/2020 (Permalink)

Water Damaged Vacant Home

We were called out to a house earlier this year, that had been vacant for quite some time and had extensive water damage. There was a toilet supply line break upstairs, so the water-saturated the first-floor ceiling causing it to cave in. By the time we were contacted, there was debris all over the first floor of this home. Although the home was vacant there was still furniture that was not damaged from the water and the collapsed ceiling. Since the owner had not been living in the home, nor had they completed regular visits, we were unsure how long the water had been running. As you can see from the picture this was just some of the damage done to the lower level of the home.

So why are we talking about an older job? Well, we know many people who own multiple homes for different purposes, and some of those homes stay vacant for a variety of reasons. But when talking with those people they do not always complete regular checks on the houses that are vacant, or they do not live close enough to complete regular checks. If you do not live near the property, you should have someone nearby assigned (or hired) to check on your vacant properties. With winter right around the corner, it is even more important to schedule regular checks. September is national preparedness month, but it does not mean that you cannot start preparing for disaster prevention now.

What is IICRC Certified? Why So Important?

8/19/2020 (Permalink)

IICRC Certified Firm

What is the IICRC and why is that important? The Institute of Inspection, Cleaning, and Restoration Certification provides the necessary training for individuals and companies who want to increase their level of awareness, understanding, and standards in the restoration industry. What most people do not understand is that there is a science to what we do when it comes to drying out a home or building and the IICRC provides this training needed to understand the science behind it all. To dry out buildings who might use air movers and dehumidifiers, or you might use an injectidry system. Moisture checks will be done frequently throughout the drying process to ensure we see changes in the drying process.

I remember the first time I had a small flood in my apartment from a monsoon storm. This was way before I came to the restoration industry, so I did not know anything. I was depending on the expertise of the maintenance staff at my apartment complex. The rainwater came in through a crack in the wall and under the door, it completely flooded my kitchen and dining room. So of course, when maintenance arrived, they grabbed towels to soak up the water and then threw some fans out to dry it out. If I had known better, I would have said something and then probably would not have had a mold issue in that area later.

Knowing the correct process is the difference between a professional restoration company and an amateur. Therefore, it is important to work with an IICRC Certified firm.

So the next time you experience a water loss in your home or at work make sure the company you have out is IICRC Certified, or just do not take the risk and give us a call directly, at 505-891-2345

Water...Why so Finicky?

7/22/2020 (Permalink)

Water Leak from a Pipe

When we first notice a leak, often time we immediately assume that the source is where the water is currently leaking from. However, water is a very finicky thing; it likes to travel in ways that you might not realize. For instance, if there is a leak in from your bathroom pipe, it might seem that the water would travel by way of the pipe; however, that is not always the case. It could very well end up on the opposite side of the room. In some cases, a leak detector is needed to determine where the source of water is coming form to repair the leak before the area can be dried out. Once the repair is made, it is time for the restoration company to dry out the area. Now when you call SERVPRO® of South Albuquerque, our crews will not only focus on the main area that is visibly wet; we will also do random checks with our moisture meters to ensure we capture and dry all wet areas.

Injectidry System

7/22/2020 (Permalink)

Injectry System on Hardwood Floors

We received a call from a customer stating that the line from the refrigerator was leaking and caused the flooring and walls around the leak to become wet. Once on-site, our crews saw that the floors affected were hardwood floors, which is the perfect opportunity to use our Injectidry system, not only to dry the floors but to prevent permanent damage. Wood floors are very delicate, as excess drying could also cause damage. This is why the crews at SERVPRO® of South Albuquerque are IICRC Water Certified to trust that the proper water drying process is executed. As you can see in the picture, three injectidry mats were placed in the area where the water from the refrigerator line traveled. Our certified technicians check the job site daily to take moisture readings and ensure there are no issues with the drying process. Because we were able to get on-site right away and start the drying process, we will be able to save the hardwood floors from additional damage.

Water Catetories

7/22/2020 (Permalink)

Water Categories

When it comes to water damage, there are three levels of categories to describe the water. IICRC water certified technicians learn the different degrees of contamination so that when they respond to a call, they know exactly what type of category they are dealing with and what to do. For the different categories, there are different procedures.

Category 1 – The best way to describe this is clean water. There are no substantial risks to contaminates.

Category 2 – The water has come in contact with other surfaces and has a potential cause illness to humans if they come in contact with the water or if they consume it.

Category 3 – This level is the worst, it means that it is highly contaminated with pathogens, toxins, or other harmful material.

There are many factors in how to decide what to categorize the water, this is why it is so important to work with a restoration company, such as ours, that is IICRC Certified.

Winterizing Your Swamp Cooler

11/13/2019 (Permalink)

Winterizing your swamp cooler

We are sure you have noticed the weather has changed, it’s been cold outside. All this means is that it is time to winterize your swamp cooler.

When you winterize your evaporative cooler properly, you prevent the water line from freezing, unnecessary damages from condensation and rust, and heat loss from the vents. Heat loss from your vents alone can save you money on your monthly gas bill. However, when pipes freeze, they burst, which can lead to water damage. So let's make sure you've taken care of your cooler to prevent damage to your home.

To properly shut down your cooler, follow the below steps:

  1. Disconnect the water line
  2. Drain the water from the base of the cooler
  3. Clean the cooler
  4. Change the evaporative pads
  5. Install a winter cover
  6. Block the vent

Want an additional tip, once you have cleaned the drip pan at the base of the cooler, put a waterproof sealant on it to prevent future leaks. You can also complete the step when Spring comes back around.

Understanding Why Your Sewer Backed Up

6/18/2019 (Permalink)

Clogs and blockages are another common cause of a sewer backup

One important part of a residential sewer cleanup is figuring out why your home was flooded with sewage. Your team of water damage experts at SERVPRO® of South Albuquerque can help you figure out the source of the damage, which helps you create a better repair plan. You can also use this quick guide to learn more about the potential causes.

1. Damaged Pipes

A damaged pipe may allow sewage to leak into your home. If a tree root has cracked open the pipe in your yard, the sewage may fill the ground and travel into the lower levels of your home. In some cases, a pipe in your walls could have burst and unleashed sewer water.

2. Faulty Fixtures

A flooded toilet could also be the source of dirty flood water. While this water may not contain fecal matter, it may still have traces of urine from the bowl of the toilet. A broken or clogged toilet can cause the water to fill your bathroom.

3. Heavy Rainfall

When there's a lot of rain in Albuquerque, the water table level can rise exponentially. This extra water can flood into the city sewer line. When this line reaches its capacity, the water and sewage have to go somewhere. You may not think of a sewer cleanup being tied to a storm, but it does happen when the system gets overloaded.

4. Clogs

Clogs and blockages are another common cause of a sewer backup. The blockage could be located in your plumbing or it could be in the sewer main pipes. No matter where the clog is, it causes the same problem. The sewage leaving your house cannot travel past the clog. The pressure builds up and causes the contents of the pipes to travel backwards into your home.

Sewer doesn't often fill a home, but when it does you need to start sewer cleanup as soon as possible. Understanding the potential cause of your flooding can make creating a repair plan easier.

What To Do After Wooden Floors Get Wet

5/16/2019 (Permalink)

Damaged wooden floor due to water damage

Steps to Take to Preserve Wooden Floors

When your home or business in Albuquerque sustains water damage from a pipe burst or from flooding, wooden floors often get wet as a result. There are several steps you can take to preserve wooden floors.

1. Dry the Surface Quickly

After the flow of water has stopped, removing the water and drying the area is one of the first things you can do to keep your floors from becoming warped. A wet floor can be hazardous to your family, a business’s employees and customers, making the removal of water exceptionally important. Additionally, a wood floor and the sub-floor can absorb water and become swollen if water is left to sit for an extended period.

2. Ensure the Root Cause Is Identified and Fixed

Whether the water damage was caused by a leak, a pipe burst or a broken appliance, it’s important that water does not continue to damage the floors and the surrounding areas. Before you can be certain that further damage won’t occur, you need to identify the source of the water. Once the cause of the flooding has been identified, it’s helpful to fix the leak or the break that caused the issue, and if the issue cannot be fixed immediately, turning off water can be a useful short-term solution.

3. Keep the Area Dry

Even if water is not actively flooding an area in your home or business, your wooden floors still have the potential to become warped. High levels of humidity or wet items that are left on top of floors can increase the likelihood of your floors becoming swollen. Water damage restoration professionals can often assist in keeping your floors consistently dry by using dehumidifiers and other powerful equipment.

A flood or pipe burst doesn’t necessarily mean your home or business’s floors will sustain damage. Quickly drying the floors, finding and fixing the cause of the damage and keeping the area dry can help you protect your wooden floors.

Having a company that can coordinate the whole process from start to finish to make your life easier and gets you back in your home or business faster. “Like it never even happened.”®

The Steps to Take After Water Damage in Albuquerque

3/19/2019 (Permalink)

Flooding in your home in Albuquerque, is not something you want to ignore. Whether you have problems stemming from a storm or a pipe burst, you want to act quickly. You need to call water restoration specialists and your insurance agent. The following steps help you file an insurance claim to get you the money you need to compensate for the cost of fixing the problem and getting your home back to normal.

1. Call Your Agent

The first call you should make it to your insurance agent. This gives you a record of timely reporting and alerts the insurance company that it needs to send an adjuster out to assess the damage.

2. Call Restoration Experts

It's great to have professional restorers on your side. Getting them to your property as soon after the flood as possible can help you understand the damage and what it may take to fix it. They can point out major problems and might catch some things you otherwise would have missed. SERVPRO® has the tools and equipment to help you and your family.

3. Document the Damage

Make a list of everything that must be repaired or replaced. You will need this list when you file your insurance claim. It may be useful to take pictures of the damage, particularly if you need to start the cleanup process before the adjuster is able to get there, to provide proof of the damage.

4. Fill Out Forms

Fill out your claim forms properly. Make sure you have all the information you need. If you leave something out, you may have to pay a lot out of pocket for repairs, or your claim may be rejected.

5. Guide the Adjuster

When the insurance adjuster arrives, show him or her your list of damages and walk through the damaged area. Point out areas that are damaged. Use the information you gained from restoration experts as well as their itemized service list to substantiate your claim.

These steps can help you avoid more problems. If you call the right people and file your insurance claim correctly, flood damage doesn't have to ruin your home.

Prepare for Water Damage Before It Happens in your Albuquerque Home

7/18/2018 (Permalink)

It may feel like you only hear about bursting pipes in passing, kind of like losing 20 pounds in two months or forgetting to eat breakfast. There are just some things that feel like they could never happen to you—until they do. Water damage isn’t something you want to be unprepared for; in order to get your home restored to its previous condition, preparation is key.

What To Expect When You Aren’t Expecting

So that thing you didn’t anticipate happening to you did, and now you have to fix a broken pipe. What do you do next? The most critical action is to contact a water damage professional in Albuquerque as soon as possible. Most cleanup takes three to five days, but if there are special circumstances, such as wood floors, it can take anywhere from seven to 10 days. Cleanup will generally involve these steps:

• An assessment of the damage
• High-powered vacuums and pumps working to reduce as much water as possible
• Specialized equipment used for drying hard-to-reach areas
• Odor removal and sanitization of items with antimicrobial solutions
• Potential minor or major restoration

As you can see, the process for getting your home back on track after a bout of bursting pipes isn’t the most convenient. That’s why it’s a good idea to reach out to professionals who value restoration of your belongings and keepsakes ahead of time.

Make Use of Time While You Wait

Instead of twiddling your thumbs waiting for the company to arrive, get a jump start in combating destruction with some below tips:

• Mop or blot to remove extra water
• Eliminate water from wood surfaces
• Move art to a safe, dry place

After you secure a trusted cleanup and restoration service, the possibility of bursting pipes won’t be so daunting. There is something to be said about preparing for the worst even when you typically hope for the best.

A Burst Pipe Inside of Your Albuquerque Crawl Space May Leave You in Need of Water Removal Services

6/25/2018 (Permalink)

Water damage in your crawlspace can cause structural damage, as well as help proliferate a mold infestation. Contact SERVPRO right away.

SERVPRO Technicians Quickly Dry Out Your Property to Help Prevent Any Secondary Damages

When a pipe that runs through your crawl space bursts and creates a need for professional water removal services, the situation can be challenging. Crawl Spaces are small and can be difficult to maneuver inside of, which can make it hard to remove the still water from within it. However, settling to try and take the water out yourself with an everyday wet/dry vacuum might not be very practical, and the equipment to dry the space thoroughly is very pricey. Hiring professional services can save you money on this cost and makes sure that the job is thoroughly done.

Removing the water from your Albuquerque crawl space may not be easy, but it is essential to get it out of your home. Leaving the water for prolonged amounts of time can cause the potential for mold growth to rise. If the floor of your crawl space is a dirt floor, the mixture can cause mud to form, making it even harder to operate inside. Excessive water can rust any metal that is inside of the space, especially around the piping. To avoid complications caused by the initial problem it is best to get the water out as soon as possible.

SERVPRO can arrive at your home to begin the removal very soon after your initial call. Our team of IICRC-certified techs can investigate the damage and devise the best plan for the unique size and placement of your crawl space. SERVPRO uses advanced equipment like extractors and portable pumps to remove the water. If there is a low enough spot in your crawl space, we can even use a submersible pump to drain water from the area. Our goal is to get the water out as quickly as possible, and these tools allow us to do so.

Having a company that can coordinate the whole process from start to finish to make your life easier and gets you back in your home or business faster. “Like it never even happened.”

Prevent Water Damage While Vacationing

6/11/2018 (Permalink)

When leaving Albuquerque for vacation, few people consider prepping their homes against water damage. You go through your checklist of turning off the coffee pot and stove and locking all the doors, but what happens if you have a leak and need a water pipe repair while you are away? A broken pipe can do a lot of damage, especially if it is left unattended for several days.

Prepping Your Home

Before leaving for an extended vacation, check your home for leaks. Examine the pipes under the sink and the water heater for any cracks or rust. Inspect the hoses that connect to any appliances. Insulate any exposed pipes if you are leaving in the winter. A pipe that burst due to freezing needs water pipe repair immediately. Ask a neighbor, friend or family member if they can check in on your home periodically. If no one can check on your home, turn off the main water and drain the pipes.

Preventing Floods

It is important to not only prep your home to prevent damage from a leak but also from a storm. Make sure your gutters are cleaned and water can flow freely through them. Check your sump pump. Clear out any debris you see. Test it by filling the sump pit and turning on the pump. Check your window seals and your roof for any leaks. All of these checks are especially important if any heavy rains or storms are expected in your area.

Returning from a vacation to find your house flooded can be devastating. Standing water can cause real damage to your home. A simple water pipe repair can escalate into a big problem if no one is there to address the issue. Take the time to prep your home against intruding water before you leave. That way you can enjoy your time away without worries.

Having a company that can coordinate the whole process from start to finish to make your life easier and gets you back in your home or business faster. “Like it never even happened.”

Water Damage Tips for Property Managers

Water damage can be incredibly damaging to properties of all kinds and sizes. As a property manager, you want to try your best to ensure that any properties you are in charge of managing are kept as pristine as possible. You cannot do this when dealing with water problems and water-related damage. The fact of the matter is that Albuquerque and Santa Fe Property damage can be a lot more disastrous than you might think. For one, it can promote the growth of mold that you may not even be able to see. It can also damage things on the property to the roof, foundation and general building materials like beams and sheetrock on the walls.

As a property manager, it is essential that you establish a preparedness plan that will help to prevent Albuquerque and Santa Fe Property damage altogether. This might include regular inspections of the property you're managing as well as routine repairs to anything that might be working in a less desirable manner. Such as downspouts on gutters or roofing that tends to leak at times. One thing to keep in mind is that your tenants may not always alert you that there is a problem for a variety of reasons. One reason may be because they don't think the issue is a problem, or they may not even notice that there is a problem altogether. Because of this, it might be beneficial for you to conduct routine maintenance inspections to make sure that everything is in working order.

Common Types of Leaks in Albuquerque Water Damaged Homes

7/19/2017 (Permalink)

SERVPRO can help with any size water damage claim.

SERVPRO Technicians Deal with All Types of Water Leaks in Albuquerque

Leaks are one of the most expensive types of damage that can happen to a home, but also one of the least detected. It often takes months or even years for leaks to cause visual damage, but by that point, it's too late to take preventative measures. Leaks can weaken structures, waste water, dissolve building materials, create dangerous compounds and foster mold growth. These are some of the most common leaks we encounter on typical residential calls and how they start.

Pipe Leaks

Pipe leaks, in cabinets, behind walls, or anywhere else, are one of the most common sources of water damage in Albuquerque. Pipes are often deliberately placed out of view of occupants, so when one develops a leak, it can be a very long time before anyone notices. These leaks often occur close to normally dry wood and fabric and once these are consistently soaked by leaking water, they can lose structural integrity or even develop patches of mold growth. In extreme cases, residents sometimes only learn of these leaks when part of their ceiling crashes down into the living room.

Sink, Shower, and Tub Leaks

These leaks are often much more violent and much more noticeable than a pipe leak because they are usually caused by a resident in some way. As such, they have less potential for long-term water damage, but can be a big problem and cause a bigger mess.

Water Tanks and Heaters

When water heaters or tanks leak, the damage is fortunately usually contained mostly to the container itself rather than immediate surroundings. However, large volumes of water are contained in them regardless and if the entire contents leak out in an area they may cause severe damage to surrounding objects and materials.

Basement, Crawl Space, and Attic Concerns

Particular sections of your home, such as basements, crawl spaces and attics are more prone to water damage. Crawl spaces are what builders add under homes to let them put in electrical wires and pipe. A damp, dark crawl space lets mold flourish, causing damage to the structure. Moisture that drips through the concrete foundation of your home will cause leaks in the basement. Leakage of air into the section between the home and the attic can make moisture on the under part of your roof, leading to rotting and mold. Periodically check your home for any of these problems.

Household Appliances that are Malfunctioning

As they get older, the pipes of household appliances can crack and rust, and their hoses weaken. Washing machines, refrigerators and dishwashers are all susceptible to this deterioration, so keep an eye on your machines when they are older. The main two appliances which cause water damage the most often in homes are hot water tanks and washing machines.

Having a company that can coordinate the whole process from start to finish to make your life easier, and gets you back in your home or business faster. “Like it never even happened.”

Water Removal When Albuquerque or Santa Fe Garbage Disposal Pipe Breaks

6/26/2017 (Permalink)

Leaks Lead to Water Damage in Your Albuquerque or Santa Fe Property

SERVPRO Cleans up the Kitchen After Water Damage

Water puddling on the floor near your kitchen sink demands quick action. An online check for “water removal near me” reveals that SERVPRO can be at your home fast, finding the source and offering a plan to get rid of the water and restore your kitchen fixtures to their pre-leak condition.

The tangle of pipes under your kitchen sink seemed to be doing their jobs until you stepped into that puddle. Reaching out to our team allows professional water damage experts to isolate the problem. Our staff checks for leaks and evaluates the pipes for cracks and unstable connections. Any evidence of blow-back of food debris from the garbage disposal into the cabinet is cause for treating the water removal in your Albuquerque home as gray or black water contamination. The presence of rotting food increases the chance of mold or other microbial growth. Tainted water may be trapped under the cabinet, soaking the subflooring. Deterioration of the floor and any ceilings or walls below the kitchen is possible. Our staff investigates for evident and hidden damage, offering you proven restoration options to return the structure to preloss condition.

Water removal proceeds swiftly with SERVPRO’s state of the art equipment. Powerful extractors vacuum water from the kitchen floor and the inside of the cabinet. The trim below the base of the enclosure is removable in most cases, and checking there for water accumulation allows for thorough moisture abatement and an inspection for mold or rotting wood. We follow EPA protocol to contain and remove mold colonies safely. Once standing water and any hazardous waste is gone our technicians arrange air movers to continue the drying process. Measurements of humidity levels guide our staff, indicating when the under-sink area and flooring are ready for additional restorative treatments.

Final steps for our crew include cleaning and disinfecting the space under the sink after the plumbing repairs and the water removal. Our staff fixes areas weakened by the water damage with new materials. Flooring damaged is reset or sanded and refinished, depending on type. Wet walls or ceilings under the sink are cleaned, dried, disinfected, and touched up to match surrounding unaffected areas. We strive to leave your home looking as though it has experienced no water damage.

Having a company that can coordinate the whole process from start to finish to make your life easier, and gets you back in your home or business faster. “Like it never even happened.”

Water Damage Prevention in Albuquerque and Santa Fe

5/18/2017 (Permalink)

Broken supply lines can quickly dump large volumes of water on your floor.

You can’t always prevent harm from coming your way

Sometimes disaster strikes and accidents happen. Some things, however, you can control. Giving these potential problem areas in your house some extra attention will help keep you and your home safe and dry!

  1. Your Windows! Regardless of the season, a drafty window can end up costing you a fortune! To check for drafts in your home, use a lit candle against windows. If the flame flickers as you run it along the seams then you may need to reseal your windows.
  2. Your Plants! Plants both in and around your home can be a problem if they are not properly maintained. To avoid the growth of mold or mildew on your property simply make sure that your garden areas have adequate drainage, and that you are trimming plants around the structure.
  3. Your Gutters! As tedious as it may be, keeping your gutters clean is really going to help keep your home safe from costly water or mold damages. Gutters and drainage systems can get clogged up and bogged down by packed debris, potentially causing light to moderate water damage to both the interior and exterior of your home. Gutters can be checked and cleaned with just a ladder and some gloves, but some drains might take specialty equipment and more thorough work to analyze thoroughly. Cleaning out and inspecting your gutters regularly as well as keeping downspouts clear of any blockages will help keep the structure draining properly.
  4. Water Pipes and Lines! One of the most easily preventable sources of water damage in Albuquerque and Santa Fe comes from the water pipes that run through and around your home. These pipes, typically made of copper, steel, or other non-oxidizing metals, can be prone to cracks, leaks, and outright bursts if left without maintenance for too long. Potential triggers include freezing temperatures, physical dents and impacts, or simple degradation over time. Having a trained eye running through and checking in on these systems once every few years can prevent most of the catastrophic failures we deal with regularly.
  5. Washing Machines and Dishwashers! Large appliances that use high volumes of water such as washing machines, dishwashers, and some refrigerators are also common sources of flooding in homes nationwide. Again, water lines can rip or break, or the machines themselves can malfunction and spill water across the floor. SERVPRO inspectors know where to look for potential signs of failure, and these items usually don't take long at all to service.

Having a company that can coordinate the whole process from start to finish to make your life easier, and gets you back in your home or business faster. “Like it never even happened.”

If you do find yourself dealing with the troubles of water damage in your home, give SERVPRO of South Albuquerque a call at (505) 345-4700. We’re available 24 hours a day to clean up the damage and restore your property.

Ensuring Water Removal is Thorough and Complete for Watery Homes in Albuquerque and Santa Fe

4/28/2017 (Permalink)

Training from IICRC provides SERVPRO technicians with the skills required for successful water removal in any setting

Albuquerque and Santa Fe Homes Receive Thorough and Complete Water Removal Services

When you know you have a water problem in your home from a leak, a flood, or an overflowing appliance or sink, it doesn't matter how much water is present. Such a situation is an emergency and must be taken care of quickly.

In Albuquerque and Santa Fe, water can cause serious damage to the interior of a home if removal efforts aren't started immediately. Water can quickly evaporate if temperatures are high enough, which is often the case in Florida. If the interior is cooler, due to the central air unit running, water that is not removed will soon seep into areas which might not show damage until months later.

SERVPRO equipment includes moisture detectors that can locate concentrated areas of moisture, hidden water, and elevated humidity levels in a home. Technicians will take initial readings of areas within a home to use as a baseline for later readings. These other readings will be taken on a regular basis during the entire water removal process. The initial readings will also be used to calculate how much drier the interior needs to become for it to be considered fully dry. How many dehumidifiers, air movers, and other pieces of equipment will be required is also determined by how wet a home is at the initial reading.

Training from IICRC provides SERVPRO technicians with the skills required for successful water removal in any setting. Basics, such as removing certain items so they can air out in the outdoors and place furniture on blocks to prevent staining of carpeting followed by the use of portable water extraction units are a major part of water removal.

As the home's interior becomes less damp, areas with high levels of humidity are targeted. Dehumidifiers will increase evaporation rates of areas where water has seeped into. Air Movers will help direct this humid air toward the outdoors through open doors and windows. Hygrometer readings taken will be recorded during this process, so homeowners will know that their home is once again safely dry. These readings may need to be shown to insurance companies, and the documentation should be placed with other paperwork regarding the home.

Having a company that can coordinate the whole process from start to finish to make your life easier, and gets you back in your home or business faster. “Like it never even happened.”

SERVPRO Technicians Can Protect Your Home from Water Damage with Timely Inspections

Keeping certain objects and systems in your home clean, repaired, and modern is the first step in securing the structure from future floods and disasters. IICRC-What is Structural Drying?

7/11/2016 (Permalink)

http://www.iicrc.org/consumers/care/structural-and-commercial-drying/

"While there are many methods for drying structural components and contents, the “in-place” drying system has been taught in the industry and used by drying contractors since the early ’80s. In those days, this method of drying components, without significant removal of furnishings or fixtures, was somewhat restricted, due to limitations imposed by extraction, evaporation and dehumidification equipment. In recent years, however, drying technology (extraction, evaporation, dehumidification), along with better understanding of psychrometry, has advanced in major ways so that in-place drying has, in some cases, become far more safe and practical."

"Why use a certified technician?
Professional restoration technicians understand the need for quick response. Immediate remediation is key to controlling any escalating costs. The longer the remediation is delayed, the higher the cost of restoration. Certified restorers have the knowledge to test materials and apply the restoration techniques required to return the items to their pre-loss condition. Look for the IICRC logo to verify IICRC certification."SERVPRO of South of Albuquerque. We can be reached at (505) 345-4700.

Drying Principles

7/11/2016 (Permalink)

"When a major storm passes close to the house, the home may suffer water damage that is difficult to repair. There are many things a family can do to begin repairing any destruction, but a certified professional will likely be needed to get rid of any serious health or structural threats. Contaminated storm surges or floods can carry pathogens and become a breeding ground for mold. If allowed to fester, these mold spores can spread throughout the building and become even more difficult to remove. In many cases,  governmental agencies could condemn the structure if the microbial threat is too great."

"The main reason why a home is sensitive to water damage is because moisture is difficult to detect once the floods recede
. Standing liquids can encourage microbial growth within 24 hours and can saturate all kinds of textiles and seep through drywall. Moisture may collect behind the walls, where mold and bacteria may multiply out of sight. If a family reacts quickly enough, clothes and furniture may be saved. However, people must be careful when entering a building that has recently been flooded. Exposure to wildlife and contaminated liquids can result in serious injury."

"Before entering a home affected by water damage, make sure the electrical power is shut off
. Exposed wires or plugged in devices can electrocute people, resulting in major injury or even death. Also, it’s best to move slowly through the building when re-entering it for the first time. Snakes, reptiles or rodents may be hiding under debris and could lash out and bite suddenly. To protect against wildlife and airborne contaminants, wear protective clothing from head to toe, including a vapor respirator, rubber gloves and eye protection. Also, wear thick boots that can withstand puncturing and animal bites."

"Professional restoration services can quickly identify what items in the home are compromised by water damage. Normally, anything that is porous may need to be discarded if it has come in contact with contaminated fluids. These items, like mattresses, box springs, pillows and particle board, trap more moisture than other materials and foster the growth of microbes. A family can prepare for professional cleaning by getting rid of these items before the technicians arrive, butbe sure to properly record and itemize the items for insurance purposes prior to disposing."

"Once professionals arrive at the building, they will be able to track down any pockets of excess moisture and remove them
. Certified technicians can locate these pockets of moisture using equipment that measures the moisture in hidden pockets and behind tile and other materials that may not feel wet on the outside.  When these moisture pockets are found, the technicians will expose them to air by removing any drywall or other materials in the way. Once the location of the moisture has been determined, the professionals will begin the clean-up process that may include pressure washing the area with powerful detergents. These technicians are also able to speed up the drying process to prevent the growth of any molds or other harmful bacteria. If the professional locate mold or bacteria colonies, they will know how to identify and remove the threat using chemical or mechanical methods."

"It’s important for a family to hire professionals that are certified through a reputable organization
. Technicians trained in this area know how to find compromised areas and do what it takes to restore them."

Water Categorization

The following was copied directly from: https://en.wikipedia.org/wiki/Water_damage_restoration

"Water, under the IICRC's S-500 Standard and Reference Guide for Professional Water Damage Restoration, has been broken off into three categories. These categories are based upon the level of contamination present, or presumed present, in the source water.

·         Category 1 is water from a clean or sanitary source. Previously known as clear water or clean water, this descriptor has since been removed to reduce confusion. These can include water from broken clean water supply lines; clean water from toilet tank or bowl; faucets; and bottled water. Although the source may be from a clean source, category 1 water can quickly degrade into category 2 or 3 depending upon such factors as time, temperature, and contact with contaminants.

·         Category 2 is water with some level of contaminants that could cause discomfort or illness if ingested. Previously known as grey water, this descriptor has since been removed to avoid confusion. Sources for category 2 water may include washing machine overflow; toilet overflow with some urine, but no feces; and dishwasher overflow. Category 2 water can quickly degrade into category 3 depending upon such factors as time, temperature, and contact with contaminants.

·         Category 3 water is grossly unsanitary, and could cause severe illness or death if ingested. Previously known as black water or blackwater, this descriptor has since been removed to avoid confusion. Sources for category 3 water include, but are not limited to, sewage; flooding from rivers or streams; wind-driven rain, water from beyond the toilet trap; water from the toilet bowl with feces; and standing water that has begun to support microbial growth.”

“Water damage is classified into one of the following classes:

·         Class 1 water damage (least amount of water, absorption and evaporation): Water losses that affect only part of a room or area, or larger areas containing materials that have absorbed minimal moisture. Little or no wet carpet and/or cushion are present.

·        Class 2 water damage (large amount of water, absorption and evaporation): Water losses that affect at least an entire room or carpet and cushion(pad). Water has wicked up walls less than 24”. There is moisture remaining in structural materials (e.g., plywood, particleboard, structural wood, concrete).

·         Class 3 water damage (greatest amount of water, absorption and evaporation): Water wicked up over 24", or water may have come from overhead affecting ceilings, walls, insulation, carpet, cushion and sub-floor. The entire area are saturated.

·         Class 4 water damage (specialty drying situations): These consist of wet materials with very low permeance/porosity (hardwood, plaster, brick, concrete, stone). Typically, there are deep pockets of saturation, which requires very low specific humidity.”
